The purpose of the property inspection is to identify the major systems and components of the dwelling; to visually observe and report the condition of the major systems and any defects that may be present.  A Landmark property inspection goes above and beyond those standards by utilizing the latest technology to enhance the visual inspection.  Our state-of-the-art thermal imaging drone allows us to inspect your roof from above no matter the slope or style (if we can’t walk it, we’ll fly it); and because Landmark insists on going above and beyond InterNACHI’s standards of practice, a complete thermal scan is included in the price of our home inspection. You can’t inspect what you can’t see!  Directly after the inspection, all major defects and/or safety hazards are verbally relayed to all in attendance.  A comprehensive written inspection report detailing all observations will be issued in two formats, web based or PDF, by 5:00 pm the next day.

The average inspection time is roughly an hour per 1000 sf. but we don’t like to look at it that way. The size, condition, age, and systems of the property are all factors that will determine the actual time needed to complete your inspection.  Helping you understand your new home or investment is what matters to us.  We won’t leave until all of your questions are answered and the job is complete.  Lastly, you can always call Landmark Property Inspections to discuss any of the findings mentioned in the report or have us come back out to inspect the completed repairs.

  • Appliances

    We will test and examine all major appliances like hot water heaters, washers and dryers, dishwashers, refrigerators, freezers, and more.

  • Doors, Windows & Interior

    We will check doors and windows for proper sealing and drafts, signs of mold or water damage, and more. We will also check the condition of all interior spaces.

  • Foundations, Basements and Crawl Spaces

    We will examine the foundation, crawlspaces and basements to look for signs of things like past water damage, foundation cracking or shifting, and other such potentially expensive issues.

  • Attic, Ventilation & Insulation

    We will examine the attic to ensure it is properly ventilated, check for mold and moisture, assess the level of insulation, and more.
